Walk through any new estate in Lekki, Ikeja GRA or Abuja and you will notice it: more and more buildings look flat on top. There is still a roof up there. It is simply hidden behind a raised wall called a parapet. This style is known as a hidden roof (or concealed roof), and it has become one of the most requested roof designs in Nigeria.
What is a hidden roof?
A hidden roof is a low-slope roof built behind parapet walls that run around the edge of the building. From the street, you only see the clean lines of the walls. Behind them, long-span aluminium sheets sit at a gentle pitch so rainwater can run off into gutters and downpipes.
Because the slope is low and the roof is enclosed, the details matter far more than on a traditional pitched roof. Good flashing, cappings and drainage are what keep a hidden roof dry.
Why homeowners choose hidden roofs
- Modern look: clean, box-like lines that suit contemporary duplexes, terraces and offices.
- Design freedom: architects can play with shapes and heights without a large visible roof.
- Less roof exposed to wind: the parapet shields the roof edges.
- Works with aluminium: long-span aluminium is light and does not rust, which suits Lagos rain and coastal air.
The trade-offs to know
Hidden roofs are not “set and forget”. Because water collects behind the parapet before it drains away, poor workmanship shows up quickly as leaks or damp walls. The main risks are:
- Gutters or water collectors that are too small for heavy Lagos downpours.
- Missing or badly fixed flashing where the roof meets the parapet wall.
- Slopes that are too flat, causing water to pond.
- Blocked outlets from leaves, dust and debris.
A hidden roof is only as good as its drainage. Ask your roofer exactly how water will leave the roof before work starts.
What affects the cost of a hidden roof?
Every building is different, so honest roofers quote after an inspection. These are the main things that move the price:
- Roof size and shape: more corners, levels and valleys mean more material and labour.
- Sheet gauge: thicker aluminium (for example 0.55mm or 0.7mm) costs more than 0.45mm but lasts longer. See our guide to roofing sheet gauges.
- Timber or steel structure: the quality and treatment of the roof woodwork.
- Flashing and cappings: aluminium flashing along every parapet edge.
- Drainage: the number and size of PVC water collectors and downpipes.
- Access and location: height of the building and site access.
How to get a hidden roof that does not leak
Choose a contractor who has built hidden roofs before and can show you finished projects. Ask about the slope, the flashing details and the drainage plan. At Jossytech, hidden roofs are our speciality: we plan the drainage first, then build the roof around it.
