Lagos gets most of its rain between roughly April and October, with the heaviest downpours around June and July. A roof that looked fine in the dry season can suddenly start dripping. The good news: most problems give warning signs early. Use this checklist before the rains, or right after a big storm.
1. Look for stains on your ceiling
Brown rings, patches or sagging POP are often the first sign of a leak. Mark them and watch whether they grow after rain.
2. Check for loose or lifted sheets
Strong wind can loosen fixings. From the ground, look for sheets that are raised, bent or out of line.
3. Inspect the flashing
Flashing seals the joints where the roof meets walls, parapets and chimneys. Cracked, rusted or missing flashing is a common leak point, especially on hidden roofs.
4. Clear gutters and water collectors
Leaves, sand and plastic waste block gutters fast. When water cannot flow away, it backs up under the sheets. Read our guide to PVC water collectors.
5. Check the downpipes
Pour a bucket of water into the gutter and watch it come out at the bottom. Slow flow means a blockage.
6. Look at the nails and screws
Missing or rusted fasteners leave holes that let water in. Washers on screws should be tight and in good condition.
7. Check the roof woodwork
If you can safely access the attic, look for dark, soft or rotten timber. Wet wood weakens the whole roof structure.
8. Watch for damp walls and mould
Damp patches high on interior walls, peeling paint or a musty smell often point to water getting in at the roof edge.
Safety first: do not climb onto a wet or steep roof yourself. A professional inspection is safer and usually finds more.
When to call a roofer
Call a professional if you notice active drips, sagging ceilings, many loose sheets, or damage after a storm. Small repairs done early cost far less than replacing a ceiling or a full roof later.
